Metro Vancouver Real Estate Market Insights: The 2025 Year-End Report is In ☀️

As we move into the second half of January, the final numbers for the 2025 Metro Vancouver Real Estate Market Insights have been tallied. It was truly a "year for the history books" in Metro Vancouver real estate. While the headlines might focus on lower sales volumes, the full story reveals a unique window of opportunity for those planning a move in 2026.
The Big Picture: 2025 by the Numbers Last year saw the lowest annual sales total in over two decades, with 23,800 residential sales—a 10% decrease from 2024. However, while sales were muted, the supply side told a different story. Sellers were incredibly active, bringing a record-breaking 65,335 properties to the market—the highest total since the mid-1990s.
What happened to prices? With inventory remaining plentiful and sales slowing, we saw a modest price easing across the region.
Benchmark Price: $1,114,800 (Down 4.5% year-over-year)
Detached Homes: $1,879,800 (Down 5.3% year-over-year)
Apartments: $710,000 (Down 5.3% year-over-year)
Townhouses: $1,056,600 (Down 5.0% year-over-year)
The Silver Lining for 2026 Although trade tensions with the USA created some headwinds earlier in the year, those pressures appear to be easing. Most importantly for your wallet, borrowing costs fell by nearly 1 percentage point by the end of 2025.
Lower prices, lower interest rates, and a healthy selection of homes for sale mean that 2026 is starting with some of the most favourable conditions for buyers we have seen in years
