In my last email, we looked at the 2025 year-end numbers. It’s official: it was the worst year for Metro Vancouver real estate in over two decades.


Many people are looking at 2026 and asking: "Now that interest rates are lower, will prices finally shoot back up?"


My prediction for the Vancouver Real Estate Market Prediction 2026 comes down to one key word: Velocity.

The Rate Cut Myth


Most people think lower interest rates automatically mean higher home prices. That is wrong. The Bank of Canada cut interest rates multiple times in 2025. Mortgage rates came down. And yet—home prices kept falling. Why? Because housing prices don’t move solely on interest rates. They move on money velocity.


What is Velocity?


Economist Irving Fisher explained it with a simple formula:

It’s not just about how much money exists in the system; it’s about how fast that money moves. If people are scared, they don't borrow:


  • They don't invest.

  • They don't transact.

  • The money just sits there.


The Reality in Canada


That is exactly where we find ourselves today. Households are maxed out, investors are traumatized, and confidence has evaporated. Even when borrowing becomes "cheaper," if nobody wants to borrow, velocity collapses.

When velocity is low enough, rate cuts don’t cause inflation—they lead to asset deflation. That is why a home "worth" $1 million on paper might only sell for $900,000 in real life. It’s not a bad home; it’s just that capital refuses to move.


A Growth Problem


At this stage, Canada doesn’t have a money problem; we have a growth problem. You don’t fix a shrinking economy by teaching people how to "share the cake." You fix it by making more cake. Without productivity and confidence, no amount of rate cuts will "save" the housing market.

In 2026, the "Golden Age" of easy appreciation is officially in the rearview mirror. Here is what I see unfolding on the ground:


  • The Price Discovery Gap: We are entering a period where buyers and sellers simply cannot agree. Sellers remember the 2022/2023 peaks; buyers see the 2025 slump. This gap leads to "stagnant inventory"—lots of homes on the market, but very few moving.


  • Asset Deflation via Low Velocity: Even if the Bank of Canada drops rates to 2%, it won't matter if nobody is spending. When money moves slowly, asset prices (such as houses) lose their "speculative premium." We are moving toward a market where a home is valued as a place to live, not a financial derivative.


  • The Rise of the "Cash-Flow" Investor: The days of "buy, hold, and flip" are over for now. In 2026, the only investors who will survive are those focused on immediate rental yield and cash flow. Capital appreciation will be flat to negative in many Metro Vancouver sub-markets.


As we look at the core of the economy, remember the formula:
